Non-Exclusive Listing

Under the 'Non-Exclusive' or 'Open-Listing', you would retain full rights to sell your home independently, to a non-connected buyer, without incurring commission.
It would only be in those circumstances where a buyer, having a signed purchase and sale contract with you as the MLS-listed home-seller, had actually been first introduced to your home by an agent-associate within the MLS system (including any prior introduction by our own South Florida residential real estate brokerage) that a pre-determined home-sale-commission per your listing-agreement would arise and be due at closing.

To confirm, in a situation where, as a 'FSBO' homeseller, you have entered
a formal flat-fee listing agreement, with results-based selling commission, for non-exclusive listing of your home:
You are under no obligation to incur commission to our real estate agency where you have personally found your homebuyer and are in course of completing, or have completed, a sale of your property entirely independently from our real estate agency and any MLS associate real estate professional who may have made or may be currently making efforts to procure a purchaser for your home.
